Michael Flanagan, founder of Wooburn with 30+ years of experience in the construction industry, brings with him a team of highly skilled and very reliable builders and craftsmen who have been on his books for a long time. They are people he trusts.

As project manager, Michael is on site for the majority of the build – checking workmanship on a daily basis to ensure high quality is achieved throughout. The team overcomes challenges in a logical, practical way – ‘there are no problems, just solutions’.

Meticulous planning

During your free no-obligation consultation, Michael will go through your exact requirements to fully understand your vision, practical needs and budget. He’ll make logical suggestions with regards to cost savings and design efficiencies, as well as recommendations on building control, architecture, engineering and health and safety for all construction works. Not only that; during the build, Michael will minimise disruption and make your home as liveable as possible, so that you can continue to function ‘as usual’ e.g. removing old appliances only when absolutely necessary, relocating them into another room/out building/garage or building a ‘temporary kitchen’ for you.

When required, Michael is happy to liaise with the local council (building control), your architect and your utility suppliers e.g. Thames Water, on your behalf – to ensure that regulations and planning permission guidelines are adhered to  – and any issues are addressed quickly and competently. He will also facilitate good relationships with your neighbours e.g. party wall agreements and that all Wooburn staff and sub-contractors treat you, your neighbours and your home with the utmost respect.

Transparency and Scheduling

Wooburn provides a detailed and transparent quote within 72 hours of the consultation. It covers every aspect of the build – from the moment the earth is broken to the final finishes when it comes to plumbing, lighting, power, plastering/painting and decorating.

Any variations to cost are agree prior to the works being done i.e. changes to specification or additional works – Wooburn ensures the budget on agreed works remains the same throughout the project

A pre-construction programme is agreed before work commences so you know when the key stages are expected to be finished. All items with long lead times ordered in advance and tradespeople and visits from relevant authorities all booked in ahead of time in line with the schedule of works. The company has built a great reputation for keeping to the promised timescales.

In accordance with the schedule of works, a payment schedule is also agreed, If the programme is accelerated, the payment schedule may be accelerated to match.
